What Is in a Convenience Store Feasibility Study?

  • Customers per month

Vehicles passing the store each month and the share that stop, with the realistic and the maximum count.

  • In-store sales

Daily, monthly and yearly sales from customers and the average check, at your figure or the industry default.

  • 5-year projection

Store sales five years out, on the industry trend and on local population and income growth.

  • Local shoppers

Population, age and sex, income and growth, and how well the area matches c-store shoppers against drugstores and supermarkets.

  • Competition

Every c-store, gas station and car wash within 5 miles with its services, and people per store against the county and the state.

  • Traffic at the site

Average daily traffic and peak hours for every direction of every road at the store.

  • Fuel, if you sell it

Gallons by grade and fuel margin for a store with pumps, in the same study.

Why the numbers hold up

  • Traffic counted at your corner

Every direction of every road at the store, from Ticon’s traffic record, which goes back to 2013.

  • Visitor rates from published research

The share of passing drivers who stop comes from Ticon’s study of US convenience store and gas station visitor rates.

  • Over 4,000 sites analyzed

The same method has been run for independents and c-store brands across the country.

Who Orders a Convenience Store Feasibility Study?

  • Owners applying for a loan

Give your lender the market analysis behind your sales numbers: demand, competition and location.

  • Buyers of an existing store

Check what the site should sell before you trust the seller’s figures.

  • Franchise and brand candidates

Lenders on the franchise path ask for a location analysis next to the franchisor’s numbers.

  • Operators with 1 to 30 stores

Test each new address with the method you used for the last one.

What a Lender Wants in a Convenience Store Market Analysis

Lenders ask for a market analysis in your business plan, and for a c-store it comes down to four questions: who lives and drives near the store, who already sells to them, whether the corner is easy to see and pull into, and whether the projected sales cover the loan.

The study answers each with a number and a source: measured traffic, census demographics, the competing stores on a map, then the sales projection built on them. A credit team can follow every step from the data to the figure.

SBA may require a feasibility study but has no blanket rule, so ask your loan officer what they need and in which format before you order.

How We Project Convenience Store Sales

  1. Count the vehicles passing the store each month, for every direction of every road.
  2. Apply the visitor rate: the share of passing drivers who stop, adjusted for access, visibility and competition.
  3. Multiply customers by the average check to get daily, monthly and yearly sales.
  4. Project five years ahead on two trends: the industry average and local population and income growth.

The visitor rate comes from Ticon’s published study of c-store and gas station visitor rates. Send your own average check, store size or opening hours and they replace the defaults. The two trends give the lender a range, not a single hopeful figure.

Convenience Store Competition: People per Store

Every c-store, gas station and car wash within 5 miles is listed with its distance and services. People per store then compares your area with the county and the state: fewer stores per resident than usual is room for one more, more than usual means you will be taking customers from someone.

Who Shops at a Convenience Store Near You

The community profile covers population, age and sex, income and how they have changed over ten years. A target audience score shows how well the local age mix matches c-store shoppers compared with drugstores and supermarkets.

Convenience Store With or Without Fuel

Most c-stores in the US sell fuel, and the pumps often decide the site. If yours will, the study adds gallons by grade and fuel margin; the gas station feasibility study explains that side in detail.

Debt Service Coverage and Downside Cases

Send the loan amount, rate, term and your operating costs with the order, and the analyst adds the debt service coverage ratio and a low, base and high case for sales.

Convenience Store Site Selection with Ticon

The study comes from Ticon’s c-store site selection team, which works with single-store owners and chains. For a free first estimate, try the convenience store sales forecast for your address.

Where the Data Comes From

Population and household income are demographic estimates based on the newest available U.S. Census Bureau release (ACS5, 2024), extrapolated forward to 2026.

Traffic counts come from Ticon & TrafficZoom , reflecting the most recent full year of data available, 2025.

Competitors and nearby amenities - parking, transit, and more - are points-of-interest data powered by Mapbox , continuously updated using multiple commercial, governmental, and community data sources.

Convenience store feasibility study: questions

A study of one store site that estimates customers and in-store sales from measured traffic, the people around it and the competing stores, with a 5-year projection your lender can follow.
$1,500 for one site, paid once, with no subscription. Consultants usually quote $5,000 to $12,000 for a full study.
Ask your loan officer before you order, because every lender sets its own rules and nobody can promise approval. The study is prepared by Ticon, a company independent of your bank or lender, and it walks from measured traffic and census data to the sales projection, which is what a credit team checks. Ask which file format their portal takes; the study is a searchable PDF.
There is no blanket rule. The SBA regulation (13 CFR 120.160) says SBA may require one, and lenders decide case by case, most often for start-ups, purchases and loans that rest on projected sales. USDA Business & Industry loans are stricter: a guaranteed loan above $1 million to a new business needs a study by a consultant the agency accepts, so check with the agency first.
Only the address to start. Store size, opening hours, average check and whether you sell fuel are optional: send them and they replace the industry defaults.
On request. Send the loan amount, rate, term and your operating costs with the order, and the analyst adds the debt service coverage ratio (DSCR) and a low, base and high case for sales and margin.
Yes. Send its current sales if you have them, and the analyst compares them with what the site should sell.
No. It is the market and location analysis inside the plan. The plan adds your costs, financing and management; the study gives it the demand and sales numbers.
Ticon analysts prepare it, and Gregory Brodski, ScD, PhD, CEO of Ticon, reviews every study before it is sent. Questions about the numbers go to the analyst who prepared them.
No. It is a data-driven estimate to inform your decision. It does not guarantee business performance and is not financial, legal or investment advice.
